The UAE Property Owner's Will Preparation Guide

Make your wishes clear for the property and people that matter most.

A little preparation now can mean fewer unanswered questions for the people you love later. In about 10 minutes, organise the essentials and arrive ready to make confident decisions.

Why this is worth ten minutes

A little preparation now can spare the people you love uncertainty later.

Your UAE property may be one of the biggest things you own. A Will helps you say who should benefit, who should take care of the practical work and how your property should fit with the rest of your plans.

Spot the important gaps before your consultation, so you can spend the conversation making decisions rather than trying to remember details.

A summary is enough. Keep passports, title deeds and other sensitive documents with you until your specialist confirms a secure way to provide them.

Your preparation plan

The decisions to prepare before your consultation

1

Build a quick picture of your property

Note the location and status, legal owner and share, mortgage, whether ownership is personal or through a company, and any current sale, refinance or ownership change. This lets the consultation focus on decisions rather than reconstructing basic facts.

2

Look beyond the title deed

Make a simple list of other assets, liabilities and existing Wills. Then note your intended beneficiaries, executor and backup, dependants and any arrangements for children. This helps the Will reflect your complete assets, family requirements and wishes.

3

Close the gaps people often miss

Bring any existing Will to the review and test assumptions about joint ownership, overseas Wills and Powers of Attorney. The valuable question is often the one you did not realise you needed to ask.

4

Choose the route after you know what the Will needs to do

DIFC Courts and the Abu Dhabi Judicial Department publish different Will routes, eligibility rules, procedures and fees. Start with your property, family and wider assets, then ask which route fits that scope and why.

5

See the complete cost before you decide

Kingsman's professional fee is AED 3,950 for a Single Will and AED 5,950 for Mirror Wills. Court registration is additional. Ask for one clear total showing the proposed scope, professional fee, court charge and any other expected cost.

6

Get more value from your consultation

Prepare a short outline of your identity, residence, family, UAE properties, other relevant assets, existing Wills, proposed executor or carers, and the main concern you want resolved. A summary is enough for the first conversation.

7

Know what happens next

Your specialist understands the context, confirms the proposed scope, route, information and complete expected costs, then supports preparation, your review and the selected registration process.

8

Leave with the answers that make the next step easy

Confirm that the Will includes all relevant UAE assets and family wishes, how an existing Will fits, which court route may be suitable and why, the complete expected costs, what is still needed and when the Will should be reviewed again.

Costs and registration

See the complete expected cost before deciding

Kingsman's professional fee and the court's registration charge are separate. Your specialist will confirm the current route, scope and total expected cost before an invoice is issued.

The four court routes at a glance

  • ADJD Civil Wills Office | AED 950 per Will. A civil, non-religious route open to non-UAE citizens regardless of religion. It can be used for UAE assets, including assets in Dubai.
  • ADGM Courts Notary Public | AED 950 per Will. ADGM Courts are based on the direct application of English common law. Their English-language, digital notarisation service for non-Muslim Wills is delivered in partnership with ADJD and can cover UAE assets, including assets in Dubai.
  • Dubai Courts | AED 2,300 per Will. The local Dubai Courts route. The court process and documents use Arabic, so certified translation is normally relevant.
  • DIFC Courts Wills Service | AED 10,000 for a Single Full Will or AED 15,000 for Mirror Full Wills. An English-language common-law court route for eligible non-Muslims. A Full Will can cover movable and immovable assets across the UAE.

These are current court registration charges and are separate from Kingsman's professional fee. Court procedures, eligibility and fees can change, so the suitable route and complete current cost are confirmed before you proceed.

Before the conversation

A simple outline is enough

You do not need to solve every question in advance. Bring the basic facts so the specialist can help you identify the right next step.

Official sources and review

Prepared from official UAE Government, ADJD, ADGM, Dubai Courts and DIFC Courts information. Prepared by Kingsman Wills. Last reviewed 31 August 2026. Court procedures and fees can change, so current requirements are confirmed before a customer proceeds.
